What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service needed?

Real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — which means you may be paying for more square footage than you have! Unless a certified appraiser has performed a recent appraisal or home measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service will secure a fair price for your home. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since these values are often estimated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or home measurement service carried out by an appraiser (after any updating that might have affected square footage).

For real estate agents

To make sure that your client's home closes at a price that accurately reflects market value, we advise asking for a floorplan service for the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for getting potential buyers interested since they can review the layout and characteristics of the house before and after touring.
